Steps of Scan to BIM

A Scan to BIM project consists of the following main steps:

I. Specification

We discuss the client’s needs and help determine the required level of accuracy (LOA) of the survey and level of detail (LOD) of the model based on its intended use of it.

II. Laser scanner survey

BuildEXT’s team will carry out laser scanning on-site to create a point cloud of billions of points on the site. The survey will also include photo documentation. On request, we also carry out a photogrammetric analysis using drone footage.

III. Analysis and processing

The collected data is organized and a single point cloud is created for the surveyed area. Based on the point cloud, we build a 3D model of the building in Autodesk Revit and attach data for each element based on the specifications and needs agreed upon in advance. This creates a 3D database with information, also known as a Building Information Model (BIM).

IV. BIM application

The building is documented realistically and accurately, making the BIM model easy to interpret and versatile, which can be used for redesign, operation, renovation, extension, or model-based construction control.

Architectural design

One of the first steps in any architectural project is an accurate survey of the planning area. Laser scanning is the most modern way to do this. The resulting 3D model is the basis for starting work.
The more complex the project, the more it is essential to have accurate initial data. For the refurbishment of existing buildings, Scan to BIM method is the fastest and by far the most accurate way to generate the necessary baseline data.

Construction

Laser scanning allows contractors to collect the as-is conditions on a project site quickly to provide both accurate and up-to-date data that is valuable throughout the different design and construction stages. The scan is necessary to create the as-built model. This allows the progress of the project to be monitored and any deviations from the plan to be identified and documented.

Facility management

Cost-effective and environmentally conscious digital solutions for facility management are on the rise. These are IoT devices that actively reduce a building’s energy consumption and help the operator to work cost-effectively. To deploy these devices, an as-built model based on a scanned point cloud of the existing building is required. Connecting this via FM software with the existing building creates the digital twin, and its presence is a significant value-adding factor for any property.

Specific usage

The big advantage of laser scanning is that data can be acquired quickly and without touching or approaching the objects to be measured. Therefore, surveys where there is only a narrow window of time or where access to the area is limited can be carried out without any problems using this technology.
Typical examples are special engineering cases like complex and oversized building complexes, biologically or otherwise hazardous industrial installations, uniquely shaped or too high structures, mechanical installations, etc.
Technology is also used in special areas like archaeological surveys, road or railway surveys, and, in the film industry, the documentation of spatial relations.

Simulations

Laser scanning is used to collect information about space to the nearest millimeter. This forms the basis for any simulation that supports some kind of engineering decision-making, such as smoke or acoustic calculations.
